What is a pre-sale?
A pre-sale is a home you buy from the developer before it is built or finished. You sign a contract and pay deposits now, and pay the balance when the home is complete. In B.C., developments of 5 or more strata lots are covered by the Real Estate Development Marketing Act: the developer must give you a disclosure statement, your deposits are held in trust, and you have 7 days to cancel after signing.
Buying a pre-sale with Russell
On the projects on this page, Russell can represent you as your buyer's agent: reviewing the disclosure statement with you, comparing deposit schedules and completion risk across projects, and negotiating the contract. The exception is Monashee Ridge at Big White, where Russell is a sales contact for the project. In Revelstoke, Russell is the selling agent for Boxfort's projects.
Pre-sale questions
- Do I need my own agent to buy a pre-sale?
- No, you don't need your own agent. A buyer's agent works for you, not the developer, and Russell can act as your buyer's agent on the projects on this page except Monashee Ridge, where he is a sales contact. In Revelstoke, Russell represents the developer on Boxfort's projects, including Oscar Street Limited Partnership (Boxfort) on Outpost. You can buy a Boxfort home directly through Russell without an agent; he'll explain what that means and give you the 'Disclosure of Risks to Unrepresented Parties' form to sign first. You're also welcome to bring your own agent.
- What does "leasehold" mean?
- Some projects, including those on Westbank First Nation land, are leasehold: the land is leased rather than owned outright. Lease terms vary by project; review the lease and the disclosure statement with a lawyer before you buy.
- How much deposit do I need?
- It depends on the project; each developer sets its own schedule. Ask Russell for the current schedule of any project.
- Can I cancel after signing?
- Under B.C. law you have 7 days after signing (or after receiving the disclosure statement, if later) to cancel in writing and get your deposit back.
- Do I pay GST on a pre-sale?
- Yes, 5% GST applies to new homes. Some buyers may qualify for federal GST relief on a new home. Ask Russell or your accountant.
- When do I need a mortgage?
- Most buyers get pre-approved before signing and arrange the final mortgage closer to completion. Talk to a mortgage professional before you commit.
