Short-Term Rental (STR) Condos in Kelowna
Since June 1, 2026, Kelowna is the first B.C. city exempt from the provincial principal-residence rule for short-term rentals, but only at addresses the City has approved for its short-term rental subzone. Everywhere else in Kelowna, you must live in the unit to rent it short-term.
These are the addresses on the City of Kelowna's list, copied exactly as the City gives them. We've named a building only where its developer confirms the address.

Buying a Condo in Kelowna: What to Look For
Before you fall for the unit
- Compare the price with today's new-build inventory as well as resale. Developers may be offering credits, and resale has to compete.
- Check what's planned next door. A view can disappear, and the City's development applications are public.
- Know the tenure. Kelowna condos are freehold strata; some West Kelowna buildings are leasehold, which affects financing and resale.
- Buying new? Ask your lawyer or accountant whether you may qualify for a GST rebate or a property transfer tax exemption.
Strata red flags
- No depreciation report, or one more than three years old.
- A contingency reserve fund under about 25% of the annual budget, or repeated special levies.
- Minutes that mention building envelope, roof, plumbing or parkade membrane problems without a funded plan.
- High insurance deductibles, especially for water damage.
- Litigation or Civil Resolution Tribunal disputes, or a council that keeps turning over.
- Bylaws that don't fit your plans: rental limits, pet limits, age restrictions or move-in fees.
Other things to watch
- Buying a tenanted unit? Plan for the tenancy, and don't buy on projected rent.
- Buying a pre-sale? Confirm the disclosure statement has been filed, and know your 7-day right to cancel.
- Buying lakefront? Ask for the flood construction level and whether the building is on a foreshore lease.
- Check whether the Speculation and Vacancy Tax applies to you.
Kelowna Condos FAQ
- Can I Airbnb a condo in Kelowna?
- Only if you live in it, unless the building's address is on the City's short-term rental subzone list. Even then, strata bylaws, a City business licence and provincial registration apply, so check all three before you buy.
- What's the best condo building in Kelowna?
- It depends on what you want. In our opinion, Water Street by the Park, Caban, ONE Water Street, Aqua and MOVALA are the strongest all-round buildings, based on amenities, location, developer track record and resale depth.
- What should I check in the strata documents?
- Read the depreciation report, the contingency reserve fund balance, two years of minutes and the bylaws. Look for planned repairs without funding, special levies, insurance deductibles and any rules that limit rentals or pets.
