Kelowna Condos We Recommend, by Area

Downtown gives you height and walkability, the Lower Mission gives you the beach, and the North End, Midtown and Glenmore give you newer mid-rise options close to the core. Here are the buildings we'd point a buyer to in each area, and why. Our picks are our opinion, based on location, amenities, developer track record and resale depth. For every condo for sale, see Kelowna condos for sale; for our short lists by best, luxury, lake view and short-term rental, see Kelowna Condos.

Downtown Condos

Kelowna's high-rise cluster, a walk from the lake, City Park, the Cultural District and Bernard Avenue. Downtown also has the most addresses on the City's short-term rental list.

North End Condos

Newer mid-rise buildings on the north side of downtown, close to the Cultural District and the waterfront.

Midtown Condos

Around Capri Centre and the Landmark district: central, close to shopping, offices and transit.

Glenmore Condos

Hillside living on the slopes of Knox Mountain and the Glenmore valley, a few minutes from downtown.

Rutland Condos

Kelowna's east end, where many first-time buyers start. We haven't picked a standout condo building here yet. Ask our team about current options, or see all Kelowna condos for sale.

University District Condos

Near UBC Okanagan and the airport, with golf close by.

McKinley Beach Condos

A lakeside resort community on Okanagan Lake, north of downtown Kelowna.

Short-term rentals. Where a pop-up says an address is on the City of Kelowna's short-term rental subzone list, that was true on November 7, 2026. Strata bylaws, a City business licence and provincial registration are still required. See the full dated list on Kelowna Condos and the City of Kelowna's short-term rentals page.

Kelowna Condos by Area: FAQ

Which Kelowna neighbourhood is best for a condo?
It depends on how you want to live. Downtown suits buyers who want to walk everywhere; the Lower Mission suits buyers who want the beach; Midtown and Glenmore offer newer buildings close to the core.
Which Kelowna condo buildings allow short-term rentals?
Only buildings at addresses on the City of Kelowna's short-term rental subzone list, and only where the strata bylaws allow it. Our dated list copies the City's addresses.
Where are Kelowna's lakefront condos?
Mostly along Sunset Drive downtown and in the Lower Mission, including Aqua, Caban, MOVALA and Mission Shores, plus McKinley Beach to the north. Ask for the flood construction level before you buy.
